SEGRO acquires Ozarow Business Centre


SEGRO, Europe's leading owner-manager and developer of industrial property, has completed the acquisition of Ozarow Business Centre, a logistics park in Warsaw, for Euro 14.1 million, from the Endurance Real Estate Fund, managed by ORCO Property Group S.A.


The 36,600 sq m estate comprises four standalone buildings, providing a range of accommodation suitable for logistics or light industrial usage. It is located in Ozarow, 16 km from Warsaw city centre and adjacent to the new A2 highway (Warsaw - Poznan- Berlin). The park is currently occupied by both multinationals and leading Polish companies including CAT, Joanna, Nowa Era and TP Link.

This transaction will enhance SEGRO's position in Warsaw, the largest logistics market in Central Europe, and will increase the company's critical mass in the region to almost 90,000 sq m of existing space, with development potential for a further 80,000 sq m at Tulipan Park Warsaw.

Commenting on the acquisition, Bozena Krawczyk, SEGRO's Investment Director Central Europe, said: "This acquisition is further evidence of our strategy to recycle capital into the logistics sector across key transportation corridors in our prime markets. With the proven expertise of our local management team we will be able to further enhance the performance of this asset, as well as build on our presence in Warsaw."

The seller is Endurance Real Estate Fund, a Luxembourg-regulated closed-end fund organized as an umbrella fund with sub funds focused on real estate acquisitions on commercial and residential markets in Central Europe. Endurance Fund is managed by Orco Property Group SA, an investor, developer and asset manager on real estate and hospitality markets. Operating in Central Europe since 1991, Orco Property Group, based in Luxembourg, is a public company listed on the Paris Stock Exchange Euronext and on the Prague and Warsaw Stock Exchanges.

SEGRO was advised by Jones Lang LaSalle, HoganLovells, KPMG and Hill International.
